Beachside is its own job
Anything east of the river gets specified differently. Fasteners, flashing, exterior hardware and trim material all have to survive salt that will eat ordinary product in a few seasons. Melbourne Beach, Indialantic, Indian Harbour Beach and the Vero island homes get the corrosion resistant version of everything, because the alternative is doing it again.
Mainland houses through Sebastian, Palm Bay and West Melbourne have a different profile. More sun damage, more failed original soffit, and a lot of siding and trim that has simply reached the end of its life.

Do you do exterior painting?
Ask us when you call. Some exterior packages include it and some do not, and the honest answer depends on the scope of your specific job.
How do I know if my soffit and fascia need replacing?
Look for staining, sagging, gaps at the corners, or paint that will not hold. If a screwdriver sinks into the fascia behind the gutter, the wood is gone. We can look at it during an estimate and tell you whether it is a repair or a replacement.
Is Hardie siding worth it in Florida?
For most houses on this coast, yes. Fiber cement handles sun, moisture and wind better than most alternatives and it holds paint far longer. It costs more up front and it is heavier and slower to install. We have a full page on it if you want the detail.
Can exterior work happen in the summer?
Yes, we just plan around the afternoon storms. We dry in as we go rather than leaving a wall or a roof open overnight, and we watch the forecast the same way everybody who works outside down here does.
